Builder’s Risk
Builder’s Risk is typically a separate policy that covers the structure(s) while they are under construction or being renovated.
Property
Property coverage is for the replacement value of all buildings, structures and other personal property damaged as a result of a covered loss.
Business Personal Property Coverage
Serves to cover the insured’s furnishings, fixtures, machinery, equipment, stock, tenant improvements, betterments, and other personal property used by the business in the event of damage by a covered cause of loss.
Equipment Breakdown
Serves to cover the insured from losses incurred due to mechanical or electrical breakdown (not maintenance) of any type of equipment.
Business Income
Also known as Business Interruption, this insurance protects the owner of a business from loss of income as a result of damage to property by a covered cause of loss.
Outdoor Property
Protection for lawns, trees, shrubs and plants, radio or television antennas and outdoor signs
General Liability
General Liability insurance protects business owners in the event of claims alleging damages as a result of their operations or premises.
Hired & Non-Owned Auto
Serves to cover liability expenses for accidents involving vehicles that your business uses for work purposes but your business doesn't own. This includes vehicles that your business rents, as well as your employees' personal vehicles that are used for work errands. This coverage does not included Underinsured and/or Uninsured Motorist.
Employee Benefits Liability
Serves to cover businesses from errors and omissions that occur when employee benefit plans are administered. These errors and omissions may include failing to enroll, maintain or terminate employees in a plan, and failing to correctly describe benefit plans and eligibility rules to employees. This coverage is mostly provided on a claims made basis.
Resident Manager Liability
This is personal liability coverage for a resident manager.
Customer’s Goods Legal Liability
This coverage provides protection for the insured when a facility is held liable for damage to a customer’s stored property.
Sale & Disposal Liability
This coverage provides protection for the insured when a customer’s stored goods were lost due to a wrongful sale or disposal of their property.
Employee Dishonesty
Part of Crime Coverage, Employee Dishonesty protects a business owner from loss of money or property as a result of employee theft.
Pollution Liability Underwriting for Self-Storage (PLUSS)
PLUSS is a standalone policy for the on-site clean-up, legal liability and pollution scenarios that are typically excluded from a standard policy.
Workers’ Compensation
This insurance, which is mandatory in most jurisdictions, covers employees for medical expenses and loss of wages as a result of an injury while on the job.
Employment Practices Liability
Protects employers from claims alleged as a result of violation of employment laws. Most common claims are sexual harassment, wrongful termination, discrimination, and wage and hour violations. Employment Practices are excluded from standard General Liability forms.
Flood
Serves to cover the insured for any type of rising water claim that is not a result of damage which initially allowed water ingress (roof damage). The peril of flood is normally excluded from standard Property Insurance. This is also usually a separate policy written through the US Government’s Flood Plan
Excess
Excess policies provide limits over underlying policies in order to increase the amount of coverage available. Excess policies usually can “go over” General Liability, Professional Liability, Employers’ Liability and Auto Liability. They usually follow the coverages and forms of the underlying policies and do not kick in until the underlying limits have been exhausted.
Cyber
Serves to cover the insured in the event of claims that arise from data breaches, cyberattacks, or unauthorized access to sensitive information. This includes coverage for costs related to data recovery, ransomware demands, regulatory investigations, notification expenses, and loss of income resulting from system outages or network failures.
